Visualizing a Historic Landmark’s Future Transformation

Mira Mar is a landmark redevelopment project in Sarasota, Florida, combining the restoration of a historic structure with the addition of new residential towers. The project aims to preserve the character of the existing building while introducing a contemporary urban living environment that supports long-term community development.

BD Render was engaged to produce visualizations that help communicate the design intent and support planning and public discussion. Beyond creating architectural imagery, our focus was to translate early-stage drawings into a believable future scenario that stakeholders can clearly understand and connect with.

The project required a careful balance between historic preservation, new construction, and urban context integration. Visual accuracy and narrative clarity were both essential to ensure the design could be effectively communicated to decision-makers and the public.

Our workflow combined 3ds Max-based environment reconstruction using Google Street View references, photorealistic rendering in Corona Renderer, and post-production in Photoshop. AI-assisted tools were also used to enhance atmospheric details, people, and lifestyle elements, helping to strengthen the sense of realism and livability.

The final visuals supported planning presentations, stakeholder communication, and public engagement, helping bridge the gap between architectural design and real-world perception.
